Essential checks to carry out before buying a property
- Council Tax: Verification of Council Tax (IBI)
- Land Registry: Verification of the property’s ownership details and any significant encumbrances that may affect it: mortgages, seizures, tax liens, inheritances, easements, etc.
- Owners’ Association: Verification with the property managers and requesting the relevant certificate confirming that the property is up to date with ordinary payments and any extraordinary contributions to the association.
Costs Incurred in the Sale and Purchase of a Property to be Bearing by the Buyer
- Property Transfer Tax (ITP): This applies if you purchase a second-hand property.
- Stamp Duty (AJD): This applies if the property purchased is a new build or if a mortgage is required.
- Notary: This arises from the execution of the Deed of Sale before a notary.
Registration: This is incurred by registering the Deed in the Land Registry in the name of the new owner. - Change of Name on the Water Supply Contract: A procedure required to ensure the water bill for the property is issued in the new owner’s name.
- Application for a NIE: If you are a foreign national, you will need to apply for a Foreigner Identification Number (NIE) in order to proceed with the transaction.
